Project Overview: Posted: 06/15/2006 (updated 10/11/2006)
Property Reserve Incorporated (PRI) is the development arm of the Church of Jesus Christ of Latter
Day Saints. In 2005, PRI purchased the Northeast and Northwest corners of the new Junction mall site
with the promise of near future development. In late 2005 to early 2006, PRI announced that they
would be building a four story, 75, 000 square foot office buildings with select retail on the ground floor
and an underground parking garage on the Northeast parcel. UPDATE: The project is underway. It is
expected to be completed mid-year 2007.
At the official ground breaking earlier this year, PRI announced that it had pre-leased a majority of the
announced office building and stated that they will begin working on a second, twin office building that
would be located on the block north of the LDS Temple. They estimated that the second building
would be begun as soon as possible.

Note - The following list of important information are related to this issue or project and are accurate to the best of my
knowledge at the time I posted them. Often, complex projects change as they develop, so, I will add to and modify this
list as new information becomes available.
Important Information:
- The first PRI building will be 75,000 square feet.
- The first PRI building is 80% pre-leased as stated by PRI
- The lower level of each PRI project is expected to have some retail on the ground floor that
should tie in nicely with other projects planned in The Junction mall site development.
- The upper three levels of the building will be class A office space.
- An attractive plaza is planned on the Northeast corner of the building, which is the corner of
22nd Street and Washington Blvd.
- The project is expected to be completed by mid-year 2007.
Proposed Benefits:
PRI has a strong reputation for quality developments, this will be no different. This project will
complement the Boyer development project directly to the South and add to the pleasing architectural
design of the Treehouse Museum to the West and add to the beauty of the LDS Temple Grounds on
the North side of 22nd Street.
This project will add to the synergy being created downtown by the multitude of projects underway.
The office space will bring more workers downtown during the business day, which should augment a
growing desire for businesses to locate downtown.
Anticipated Costs and Impacts:
This project will be no cost to Ogden City or the Ogden City taxpayer. I foresee no negative impacts
from this project.
My Current Position:
This project is a win-win for the people of Ogden. Many benefits and very few, if any negative
impacts. VERY EXCITING!
