The Earnshaw Building is an investment of Earnshaw Enterprises that came as a result of the High
Adventure Recreation Center.

The Earnshaw building will
sit on the same block as the High Adventure Recreation Center, just to the
North of the Center.



















The bottom floor is proposed as retail, the second floor will be office space and additional parking and
the top 4 floors will be high end condominiums in three different configurations.  The second level of the
building will be connected directly to the current city parking structure to the west of the new Earnshaw
Building.




Note - The following list of facts are related to this issue or project and are accurate to the best of my knowledge at the
time I posted them.  Often, complex projects change as they develop, so, I will add to and modify this list as new
information becomes available.

Important Information (FAQ):
  • The building is being funded privately, no public funding source is required.

  • It has been communicated to the City Council that the project is almost completely sold out to
    private individuals and families, who want to live downtown right next to new High Adventure
    Recreation Center.

  • The bottom floor is proposed to be a grocery store.

Proposed Benefits:
The Earnshaw Building Development...
1)        Requires no city subsidy - The Earnshaw Building will be built and operated completely by private
investment.  No public dollars are needed for the development.

2)        
Brings high end housing - The condiminiums proposed for the top 4 floors are all high-end
housing and start at a price point of about $185,000.

3)        
Will have beautiful, well matched architecture - The architecture will mimic downtown Ogden
historic structures and be very asthetically appealing.

4)        
Includes a proposed grocery store that is much needed - There is currently no grocery stores in
the downtown area.  The proposed grocery store on the first floor of the development will fill a critical
niche in the Junction Site and downtown.

Anticipated Costs and Impacts:
The Earnshaw Building Development is...
1)        Owned by Earnshaw Enterprises - The city agreed to sell the land to the developer instead of
leasing it and utilized the funds to fund portions of the infrastructure to support the entire Junction Site
development.        

My Position:
The Earnshaw Building development is a much needed project in the downtown Junction Site.  The
project will be a high quality product that will give other investors more reasons to invest in downtown
Ogden.
