12th Street Zoning Overlay

Recently, the City Council approved a very unique special overlay zone for the 12th Street corridor
area. The special zoning should appeal to a wide variety of businesses, yet protect the corridor from
extreme growth while keeping the mouth of Ogden Canyon a beautiful part of our community.
Typically, zoning restricts business "uses" in a given area and any business owner has to locate within
the geographic area to which their business purpose conforms by rule of zoning law. However, the
special overlay zone along 12th street allows many more business uses, but requires that the
developments are specially designed to beautify the area. In other words, any business taking
advantage of the new overlay zone along growing 12th Street must design the development so that it
meets a high material standard that includes buildings of wood, stone and brick, rear or limited side
parking, low signage and other such requirements that will help to make the 12th Street area a uniquely
beautiful place to run and own a business.
As more business development occurs along this corridor, the area will become an even more beautiful
and unique place that will help to further differentiate Ogden to citizens, visitors and investors. Read
